Large, spacious and completely renovated apartment in a building from 1856 and only 3 minutes walking distance from the famous “Ramblas”. The apartment is 160 m2 (1722 sq. ft.) on a third floor without elevator.Three double bedrooms with in suite bathrooms, one with an additional double sofa bed, a fourth sleeping area with a double sofa bed and another double sofa bed in the living room. Located in the heart of the old medieval town of Barcelona; a mix of charming, picturesque, old-world neighborhood still relatively poor with its winding narrow and mainly pedestrian streets, small shops and famous traditional “tapas bars”, “tascas” and “tavernas” and recent influx of young liberal professionals, artists, university students and foreign immigrants with trendy and ethnic bars, restaurants and fashionable avant-garde shopping. Close to the Plaça Sant Jaume, a main square in the heart of the old town and still the administrative center of Barcelona, extremely well located for a tourist. At only three blocks from the old docks, which are now the site of a great entertainment mall, the “Maremagnum” and the yacht and pleasure boat port. And at walking distance from the most interesting attractions that the city offers: Las Ramblas, Placa Catalunya, beaches, the Picasso Museum, the Liceo Opera Theatre, the Cathedral, “el Borne” and the central shopping area, etc.This Apartment is Available only to Responsible Adults or Responsible Families. LOW SEASON: 1-6 People . € 189 per night ___ Extra Person Rate: € 15 per night NORMAL SEASON: 1-6 People . € 221 per night ____ Extra Person Rate: € 20 per night LOW SEASON: January 8 to March 29, 2012 and November 4 to December 20, 2012. NORMAL SEASON: December 23, 2011 to January 7, 2012, March 30 to November 3 and December 21, 2012 to January 5 2013. Normal minimum stay is of 3 nights. Reservations that coincide with a Saturday have a minimum stay of 4 nights. During special events or holidays there may be: a surcharge or a different minimum stay Booking: €10; Cleaning service: one-time fee of €95 for apartment-cleaning at the end of the stay. Breakage or damage deposit: €300 as a guarantee for the flat that must be paid in cash on arrival, returned on departure if no damage has been done. Only one child under two years is free of charge. Arrivals between 21:00Hs and 24:00Hs have a surcharge of 30 euros; Arrivals after 24:00Hs have a surcharge of 50 euros. These surcharges must be paid cash on arrival. Lost key surcharge: For every set of keys lost there is a 80 euros surcharge. To confirm a reservation requires a 30% pre-payment of the total through Visa or MasterCard, after you have received a booking code and a link to a secure server to make the pre payment. No reservation is confirmed till pre payment has been approved. The rest of the amount can be paid also through secure link with Credit Card (Visa or MasterCard) at least two working days prior to arrival or cash on arrival together with the damages deposit. WI FI Connection: The owner of the apartment offers WIFI Internet connection in the apartment free of charge. Any incidence or problem concerning the Internet service due to the communications company that provides it (such as connection failures, signals, router, maintenance, etc.) WILL NOT REDUCE THE TOTAL PRICE FOR THE APART Cancellation Policy The 30% pre-payment is not refundable under any circumstances. If the client cancels or changes the booking between 31 and 60 days before the beginning of the rental period there is a cancellation charge of 75% of the total amount of the reservation of the apartment. If the client cancels or changes the booking between 0 and 30 days before the beginning of the rental period there is a cancellation charge of 100% of the total amount of the reservation of the apartment. No Show:If the client does not arrive at all, his credit card will be charged for the remaining amount of the booking, resulting in the full amount for the reservation being paid. It is strongly recommended that clients purchase trip cancellation insurance. - Any cancellation, including force majeure, will be subject to our aforementioned clear and simple cancellation policy. Please note: Reduction of number of guests or of number of nights: These changes must be advised prior to arrival. Once pre-payment has been made, which confirms a reservation, the reduction of the number of guests or of number of nights, will be subject to a 25.00 euros administration fee for the recalculation of pricing. But if the number of nights or of guests is reduced between 7 days prior to the arrival and the arrival - recalculation of the price is not possible. Rules Rules: 1.- Please don’t throw cigarette butts down into the street, patios or the neighbours´ balconies. 2.- Please respect our neighbours. Parties are not allowed and the same applies to loud music. Quiet hours: Monday - Friday 10 PM to 9 AM Saturday - Sunday 12 PM to 10 AM 3. - Please turn off the air-conditioning and lights when you go out of the apartment. We would like to conserve energy and try to keep prices low. 4. - Please do not leave the garbage in the apartment when you check out. You can leave it on the street every night, and specially your last night, between 8 PM and 10 PM, for the sanitation department to collect. 5. - Check out on your departure date is no later than 10 AM. If you need to leave earlier, please arrange departure time on check in. 6. - If the client is not ready to leave at the check-out time and the owner or his representative must wait more than ten minutes, there will be an extra charge of 50 euros for every ten minutes or fraction of overtime. 7. - The apartments are conceded in normal conditions of cleanliness. The apartments must be left neat and in normal conditions of order and tidiness, or the cleaning fee will be doubled. 8. - The price charged for cleaning expenses covers general cleaning of the apartment, but does not cover the cleaning of kitchen ware (dishes, glassware, cutlery, pots and pans, etc.). The aforementioned articles should be left as clean as they were found upon entering the apartment. In the event that the owner should have to clean any of these objects the cleaning expenses would be doubled. 9. - No pets are allowed in the apartments.
