Located near a freshwater lake and part of a gated community, this pretty villa is just minutes away from Disney World and other world famous attractions. You will also find many championship golf courses in the close vicinity. Our 4 bedroom villa rental in Kissimmee can easily lodge up to eight guests. The master bedroom has a king-size bed, walk-in closet and a private bathroom with a separate soaking tub. The second master bedroom comes with a queen-size bed and a separate bathroom. The third and fourth bedrooms with a queen-size bed and twin beds, respectively, share a Jack n Jill bathroom. Each bedrooms has its own 32-inch flat screen TV except the twin bedded room that has a Mickey TV and Mickey DVD player. Those, who prefer to cook their own meals will be glad to use our fully equipped kitchen. The living room features three luxurious couches, a 50” TV with DVD player and a rich reading library. Wireless Internet access is also available and you can catch up with your mails. The game room includes pool table and a ping pong table. This Kissimmee, Florida vacation rental has a large lanai with a private in-ground swimming pool and a Jacuzzi also Mickey chairs, the pool area is great for outdoor enjoyment. An outdoor grill may be added at an extra cost per week. There is a beautiful playground just two blocks away from our Kissimmee rental villa. Water sports enthusiasts can access the nearby lake for indulging in their passion. Payment Policy When Booking $300.00 security deposit is expected on Credit card. 5 weeks before you arrive the remainder is due using your credit card. The owner, Management Company or their agent will not be liable for any loss or delay caused by conditions over which they have no control. The owner, Management Company or their agent will not be liable for any loss due to noise or disturbance from anywhere within the vicinity of the rental property. 11. Climate: The Applicant is hereby made aware that, as Florida is a tropical climate it is the home of many insects etc. All homes are treated on a regular basis to repel such unwanted visitors, but inevitably they occasionally will find there way inside properties from time to time. They are best eradicated by spraying with an appropriate product. 12. Pool Heat is charged as an optional extra. We do not guarantee pool temperatures. 13. Only those persons identified on the booking form are authorized to use the property. The Management Company must be made aware of any changes to the original name list on the booking form. The maximum number of guests in the villa is 8 with the condition that all persons sleep in the bedrooms/beds provided. 14. The maximum number of guest is 8 persons. 15. Sorry, no pets allowed. 16. No smoking is permitted in the villas. I have read, fully understand and expect to comply with the above stated terms and conditions. Cancellation Policy 2. CANCELLATION: Any cancellation or amendment of booking must be in writing and is subject to the following cancellation charges: • More than 8 weeks prior to your arrival date – full deposit. There is a cancellation fee of $90.00 for all cancellations • Between 4 and 8 weeks prior to your arrival date – 50% loss of deposit • 4 weeks or less prior to your arrival the payment will be due in full 100% loss of invoice total • Alterations to any booking dates (where possible) are subject to $25.00 fee. 3. FORCE MAJEURE: The owners of the property or their servants or agents will not be liable for loss or delay occasioned by any of the following: Strikes, Riots, Political Unrest, Hostilities, War, or threat of War, Terrorist Activity, Closure of Airports or any other event beyond the owners’ control. 4. SECURITY BOND: A bond of $300.00 will be held on behalf of the owners against loss or damage occasioned by the use of the property by the parties to this agreement. The bond will be fully refundable (within 2 weeks of vacating the villa) after a satisfactory status report has been received and the keys returned to their owner or agent. Rules 5. As the property has a swimming pool, the owners and the owner’s agents do not accept liability for injury howsoever caused as a result of the use of the pool. Guests are specifically requested NOT TO ALLOW UNSUPERVISED CHILDREN TO USE THE POOL, which is around five feet deep at the deepest part. Please also note that homes with tiled floors can be slippery when wet, take extra care when entering the home especially from the pool area. 6. The owner, Management Company or their agent will not be liable for any loss or damage of personal property, personal injury in the home or on the property. It is recommended that the guests have appropriate travel/holiday insurance in force for the period of the trip. 7. Cleaning: The rate paid includes cleaning of the property prior to your arrival and after you have departed only. In the event you require cleaning any time during your stay beside that of which has been stated in these conditions, a special request must be made and an additional fee must be paid. Although the property will be cleaned after your departure it must still be left in an orderly state and all kitchen utensils should be washed. Should the property require extensive cleaning, then the owners or their booking agent reserve the right to withhold any monies from the security deposit to pay the extra cleaning. 8. Problems: Any complaints related to the accommodation must be made in writing to the owners Management Company within 24 hours of any problem arising, who will endeavor to put things right. Unless there is a valid reason we will not consider the owner, their agents or representatives liable for any complaint that was not initially registered with the Florida representative during your stay. 9. The applicant is hereby made aware that on many Estates there will be other homes under construction. The owners, their agents or representatives will not accept liability for complaints arising from construction.
